To convert a physical building into a working lodging facility requires time and input from a range of professionals. Some of the work can be carried out before construction is finished but the majority can only be accomplished once the contractor has handed over the building. Our role is to provide various services required, coordinating the input of third parties where required. The services include:
- Working with a Technical Service Designer to undertake the design of the various front and back of house areas (restaurant, bar, offices etc).
- Preparing a comprehensive procurement list of building, fixtures and equipment (FF&E), operating supplies & equipment (OS&E) and other requirements, and assisting the Owner with the procurement, receiving and placement thereof.
- Preparing a comprehensive list of ICT requirements such as the Property Management System, interior and external telephone system, Wi-Fi provision, door locking system, CCTV and so on, identify suppliers and assist with the procurement and installation.
- Creating and implementing the pre-opening and operational sales and marketing plans.
- Creating the pre-opening and operational budgets. Specifying and arranging printing of all collateral material, as required (brochures, menus, letterhead, etc). Assisting in the procurement of operational license and insurances. Undertaking recruitment of all personnel (staff, supervisors and management) for the property, developing employee remuneration packages, and the employee handbook.
- Preparing a detailed snagging list of contractors and design defects.
- Developing and implementing Standard Operating Procedures.
